Secondary structures: The calculator’s measurements only apply to the main structure. Accessory dwelling units (ADUs), sheds, and detached garages aren’t included.

Roof type: The tool is only intended to support single-family, detached residential buildings. It may not be able to determine where one unit’s roof begins and ends in the case of attached townhomes or condos, and it doesn’t support commercial properties.

Roof shingle layers: Our imagery can’t tell if a roof has multiple layers of shingles. Your final quote will be higher than the initial estimate if more than one layer is present.

Regional differences: The cost of a roof replacement can vary depending on local weather, as well as labor rates, roof material options, building codes, and inspection fees. Whenever possible, you should enter your own cost per square instead of using our default costs, to increase the accuracy of the replacement cost.

Insurance coverage: The calculator can only tell you roughly how much a roof replacement will cost. It can’t tell you how much will be covered by insurance.
